This set of photos shows you a less than 5 year old home with failing silicone around the toilets. We replace with GE Advanced protection which will not hold on to color like this one. This Caulk is supposed to be clear. Most Bulk Quantity purchases for things like caulk and silicone are gonna be Dap and the cheapest version out there. Dap does make a great product if you spend more, but we stand
After cutting out you can see Crystalized Urine underneath that needs to be cleaned. Other cleaning companies will spray this area re-wetting this matter and bring back the smell. They then use other air freshening products to cover up the smell so it smells clean. We like to remove the source of the smell entirely.
This was once clear Caulk. Not high Quality, but this is what you get with builder grade these days.
This first photo you can see tiny remnants of what's left. We use a Scrub Mommy and a Magic Eraser to get all the left over pieces of silicone and urine still stuck under the toilet edge so that its not only dry, but so we don't trap anything that might cause the new silicone to color. We get all the way under there so it truly is a new surface and a fresh start.
Here is after we've gotten under the edge to clear out all left over materials and disinfect so that the new silicone stays fresh for many years.
Pre-Caulk Prep
After first layer of silicone has been applied
After Second layer and a final dry finger to push any excess onto the tape and then tape removal for final reveal. This product is fast dry in 30 minutes. Its always smart to pretend it needs several hours to cure as it will set somewhere between 30 minutes to 2 hours. Here in Colorado it happens pretty fast. It is fully waterproof in 30 minutes, and won't be easy to mess up with a broom or a foot
